As real estate professionals we sometimes get caught up in some real sticky situations.













Sometimes our hearts, minds and intentions are in a great place but things just don’t go as planned. I have a buyer that has been trying to buy a property for 6 months now. To his credit he has done everything he’s been asked and still there’s always a delay from the sellers side. Now let me State for the record this is a bank-owned property and when you enter these types of transactions you must understand that you are dealing with a entity and not a person (technically).


The beginning… 

But today’s post is about the process versus the property… When you finally decide to put an offer on a property  there are all types of emotions involved. Joy, happiness, victory just to name a few.  But sometimes these deals make buyers (and their agents) Angry, defeated and downright broken when things don’t go as planned.


(Back to my story…)

My buyer called me last week and it seemed like he was on the edge ledgeafter 6 months of hell! Inspection issues, open permits issues and flat-out laziness on behalf of the listing agent has my buyer ready to jump off the ledge and throw in the towel…

Here’s the kicker… I had a conversation with everyone involved (Listing agent, Attorney, Loan officer) and it seems that finally this deal is almost ready to close but now my buyer is upset and ready to call it quits.




So I pulled him to the side and we had a conversation and it went something like this…
“I understand that you’re upset with this whole home buying process. If I would have been the author of this book it definitely would not have gone down like this. But this is the reality of the situation.  You put an offer on this house because you love it! because you envision your family living in it AND it checks all of the boxes that you had when you were shopping for the perfect home. This process will eventually come to an end and all of the people (agents, lawyers, Town inspector and loan officers) will all fade away. That is apart of the process for this house. But what will remain will be the property. Although we’ve had a lot of struggles with this purchase; don’t allow the process to take you away from the property because although they work in conjunction with each other; they are very different.  You won’t have to deal with the process after you close but if you envision the property as home for you and your family then let’s focus on that!. I’ve been on this journey with you and I’m going to see this through to the end just keep your faith and we will make this happen!”

Conclusion…

I just wanted to say congratulations to my buyer because we closed today!!! finally after 6 months and 4 days… It’s over! To see him, his wife and his two kids smiling from ear-to-ear was worth the wait.  I could see he had already forgotten all about the process as I put the keys to his home in his hands.

Folks I know things do get frustrating when you’re going through the process but if you truly love the home (and it makes sense) find a way to get through it and hopefully your journey will end like his…
