Is the rent really guaranteed?
Yes — your rent is paid by the program directly, on time, every month, for the duration of the lease.
Will I get problem tenants?
Every tenant goes through a screening process. Plus, with guaranteed rent, your income is secure even if issues arise.
Do I lose control over my property?
No — you're still the landlord and maintain all your rights under NJ law.
Why should I accept someone with less-than-perfect credit?
Life isn't perfect — things happen, and many people experience hardships. These are working people who need a second chance. In a perfect world everyone would have a 700+ credit score, but that's not reality, and it doesn't mean someone won't be a reliable tenant.
Who pays the rent after the first year?
The tenant. To qualify for the program, tenants must be employed, and no more than 40% of their income can go toward housing costs, which is designed to make the transition to paying their own rent smoother after the program year ends.
Can you re-list my property once the tenant moves out?
Yes — as long as the unit is vacant and in good condition, you can relist and re-rent again through the program. Note that an individual tenant can only use this program one time.
Myth: "The property will be damaged because it's a government-assisted tenant."
Truth: Many program participants are long-term, reliable tenants. We also check in and act as your liaison to keep things running smoothly.
Myth: "Payments will be delayed by bureaucracy.
